										<content:encoded><![CDATA[<p>The space in question is located on Bysantine Boulevard in Niš, and the design competition was completed in 2024.</p>
<p>The building is designed in such a way that it has two units, i.e. the main building with the halls (D) and the annex with the contents of the Faculty of Arts (A). It is positioned so that the halls are in the foreground on the main road, and the faculty is in the background, in a less frequent and quieter part of the space.</p>

<p>Greenery surrounds the entire complex, parking is located on the ground floor level and does not disturb views and communications.</p>
<p>The direct connection of the two units allows students unhindered access to the contents of the halls and active participation in something that will be their profession.</p>
<p>However, the annex is physically and safely possible to be completely separated from the space with the halls, it also has its own spaces that provide the possibility for independent use, i.e. opening to the audience as needed.</p>

<p>Projects that are created for the needs od immovable cultural assets are always a special challenge, and in addition it includes also works on a newer concrete bridge and access roads, too.</p>

										<content:encoded><![CDATA[<p><span style="font-weight: 400;">The project was developed within the program funded by <a href="https://nemackasaradnja.rs/giz/">GIZ</a>. The basic idea was that the old school, which has not been used for a long tie and is in a very bad condition, will be made functional as new Tourist visitor center, which will serve the famous <a href="https://www.eu-za-turizam.rs/eu-bespovratna-sredstva-za-obnovu-vinarskih-sela-rajca-rogljeva-i-smedovca-u-negotinskoj-krajini/">wine cellars of Negotin</a> in the villages of Rajac, Rogljevo and Smedovac.</span></p>

<p>In addition to the reconstruction of the school itself, which should have the following contents: a multi-purpose hall, a souvenir shop, a meeting room, an office, a sanitary block, a kitchenette and a warehouse, proposals were also made for the activation of 2 auxiliary buildings, which will be organized for the purpose of catering.</p>

<p>It is also planned for the yard and green areas to be arranged, as well as the reconstruction of the existing stone fence and entrance gates.</p>

<p>When creating the project, we adhered to the measures prescribed by the Republic Institute for the Protection of Cultural Monuments in Belgrade, as well as all other regulations and laws that regulate the area in question.</p>

<p>Our task was to improve the quality and functionality of the streets od Queen Marija and Princess Zorka, and Petar the First Avenue, by reconstruction and rehabilitation of the pedestrian zones and roads.</p>

<p>In the English-speaking world, the term &#8220;green belt&#8221; is used for parts of urban areas that must contain greenery, and in which construction is prohibited at the same time.</p>

<p>The scope of the competition has two dominant characteristics: 1 &#8211; it represents a green zone within the city environment and 2 &#8211; construction is prohibited in the largest part, because it is a protected cultural property.</p>

<p>Bearing this in mind, as well as the fact that it is an industrial complex, whose synonym in Serbian is &#8220;factory circle&#8221;, we formed the basic guiding ideas and basic concept: WE PRESERVE AND IMPROVE HERITAGE, PRESERVE AND IMPROVE GREEN ZONES, CLOSE THE CIRCLE OF SELF-SUSTAINABILITY, transforming the abandoned &#8220;factory circle&#8221; into a modern multifunctional space.</p>

										<content:encoded><![CDATA[<p>The project envisages the arrangement of paths and the installation of viewpoints and tourist signage at the medieval site of Orlovine, as well as works on archaeological research and the preparation of documentation for the conservation and restoration of protective defensive walls and other building structures, in accordance with the conditions of the Institute for the Protection of Cultural Monuments Valjevo.</p>
